Part of the same family compound for over 100 years, Litchgate and Mouse House (rebuilt in 2014) offer spectacular views of the north half of Lake George. Lake access is steps away at our sandy beach and shared dock — yours to use for swimming, paddle boarding, kayaking, boating and lazy afternoons. Listen to the waves lap from the common rooms, the dining areas, and the bedrooms.
Lake George is a spring-fed glacial lake bordered by steep Adirondack mountainsides — northern Lake George recorded the highest clarity of 98 lakes surveyed by the New York State Federation of Lake Associations in 2011.
Huletts Landing is a quiet hamlet more than halfway up the eastern shoreline, with its own marina and boat launch, tennis, basketball and volleyball courts, a par-3 golf course, a public beach, a playground, an ice cream parlor, and a local bar — all within a mile. Boats, jet skis, kayaks and picnic islands can be rented at marinas around the lake, and Six Flags Great Escape, Waterslide World, Adirondack Extreme Treetop Adventure, and Lake George Village are all a short drive away.
Both homes share a private dock and beach, and are typically rented together by extended family or groups of friends — occassionally each can also be booked on its own.

The best way to try and accommodate new and returning guests, please list your preferred weeks in priority order, and submit a request — we'll follow up by email with availability and, if approved, an Access Code to complete your booking.

Submit your weeks of interest above. We will review requests and allocate homes based on availability, giving priority to returning renters and those who rent both houses, and then email accepted guests an Access Code. That Access Code unlocks your Rental Agreement on this website to fill in, choose the linen option, choose the interim cleaning/linen option (for more than one-week rentals) and then select "print to pdf" so you can print, sign and return the rental agreement along with payment of the reservation deposit as instructed in the agreement (reservation will not be held without the reservation deposit payment).
We prioritize groups that rent both houses together because sharing the dock/beach/lawn is much more fun with family/friends. We will consider renting one house so long as such guest understands that they will likely be sharing the dock/beach with another guest (or one of us vacationing at the other house).
Neither is permitted at either home, no exceptions.
8 guests per house. Only guests listed on your signed Rental Agreement may stay overnight. Using our homes as "base camp" for friends/family camping on islands or elsewhere in the area is strictly prohibited and will violate the rental agreement and will jeopardize return of deposit and ability to rent in the future.
Litchgate has mini-split HVAC units in all the rooms except the upstairs bunk room. All units that are turned on must be run in the same mode (i.e., cool or heat); if one unit is set to cool mode and another is set to heat mode, this will damage the system. Mouse House has floor air conditioning units in two of the three bedrooms; these units are not set up (drained) for heat mode — do not operate the units in heat mode.
The host provides linens (sheets/pillow cases and bath towels/wash cloths) for the Linen Fee, or bring your own at no charge. Please make the selection when requesting booking. Beds are never pre-made either way (if you do choose host linens, they will be placed upon each bed and you'll strip and bin them before departure).
Yes. The $1,000/house damage & cleaning deposit is returned after checkout, less any valid claims for damage, excess cleaning, or trash left behind, pursuant to the rental agreement.
Cell service is generally only available through an AT&T cellular signal, which is usually strong at the Property (but we cannot guarantee it); other carriers have no (or weak) signal. Cell service is spotty on the drive to the Property, so please familiarize yourself with the directions in the event your GPS becomes out of range. Free Wi-Fi is available at both homes via SLICFiber. While we cannot guarantee uninterrupted internet use in the Adirondacks, this service is quite fast and relatively reliable.
As with most houses/cottages on Lake George, the Property is plumbed with Lake Water. As it has been rated as one of the Top 10 Clearest Lakes in the U.S., and according to the Lake George Association and New York State, the water in Lake George is rated Class AA-Special. Despite this high classification, we recommend that you bring your own supply of drinking water (gallons of water are also usually sold at the Huletts Marina).
There are limited shades on windows at Litchgate and it is very bright/open.
Neither house is "baby-proofed" and there are no gates off the decks/porch areas which provide direct and immediate access to the lake, so children must be observed and attended to at all times. All children should be kept away from second-story windows. Double-hung windows on the second floor should only be opened at the top.
Family/neighbors surround the Property. "Quiet hours" must be observed from 11pm – 8am by keeping noise volumes at levels so as not to disturb the quiet enjoyment of neighbors.
The depth is shallow off the dock, so no diving or jumping off the dock. Also, as the beach area is for swimming, no fishing off the dock (as hooks can get caught/stepped on). Boats larger than 22 feet may not be able to dock without hitting the lake bed. You must trim engine way up upon approaching dock, as the depth is shallow. No waterskiing or tubing in the bay, and a 5mph speed limit applies near the shoreline.
The Priority Calendar now lives directly in your Google Sheet — colored by rank (green=1st, yellow=2nd, orange=3rd, red=4th). Multi-week or both-house requests show as a run of matching colored cells across the weeks/houses selected, matching the format you sent over. It updates automatically every time someone submits a request.
In the Sheet, use the "🏡 Rental Tools" menu to refresh manually, or just wait — it rebuilds itself on every new submission. Typing "RAS" or "RAE" into any cell (or anything else) is preserved and won't be overwritten by future refreshes.
